Q. What am I allowed to build at Mayo Woodlands?
A. The goal of Mayo Woodlands is to have a neighborhood of mixed architecture. There are no minimum or maximum square footage requirements, no width or dimension requirements, and no mandated styling. The Architectural Review Board will approve plans and you will have the opportunity to work with them to ensure your plans will meet the goals of the Architectural Guidelines. Review the architectural handbook and guidelines for additional information.
Q. What builders and architects are allowed at Mayo Woodlands?
A. There is not a select list of builders or architects. You can select whichever builder or architect you like. Once selected each builder and architect will work with Mayo Woodlands Architectural Review Board for approval of your home design.
Q. Do I have to use an architect?
A. No, if you or your builder can provide a quality design without the services of an architect, the Architectural Review Board will review and approve your design if it meets the goals of the Architectural Guidelines. In some cases, however, an architect will be able to save you money in the long run while providing exceptional design services.

Q. How much time can I take in building my home at Mayo Woodlands?
A. Once you close on the purchase of your lot, we would like to see you build your home within 18 months or so. However, in special circumstances, this can be lengthened, and the Architectural Review Board will work with your schedule in a way that makes sense for you.
Q. What if I want to purchase more than one lot?
A. If you want a little more acreage than one lot provides, or if your home design is difficult to fit on a single lot, you are welcome to buy multiple lots.
Q. Do you have to build a modern home?
A. The homes in Mayo Woodlands do not “have” to be built in modern styling. There is freedom within the architectural guidelines to build many styles of homes to reflect the personal style of the homeowners, including those reminiscent of historic architecture. That being said, those desiring a modern home will have the freedom to build in that styling as well.

Q. Does Mayo Woodlands have an association?
A. Yes, the neighborhood has a homeowners association and when you buy a lot, you automatically become a voting member. This association allows the neighborhood to maintain the central park, all common areas, natural areas, trails, and the entrance monument. A neighborhood-shared well and maintenance for the septic system in The Village and The Forest areas is also under the HOA; The Prairie lot owners are responsible for their own septic as they are private septics. A set of HOA bylaws and neighborhood covenants will be given to each homebuyer who reserves a homesite.
Q. What schools will my children attend?
A. Children in Mayo Woodlands are in Rochester School District #535 attending the following public schools: Bamber Valley Elementary School, Willow Creek Middle School and Mayo High School.

Q. How far to the nearest grocery store? Gas station? Shopping?
A. The Apache Mall which includes a Macaroni Grill, Macy’s, Sear’s and other stores as well as TJ Maxx Plaza are just down the road about 2 miles. There is a Kwik Trip gas station just less than 2 miles away. Hy-Vee, the areas largest grocery store, is 2 ½ miles away. In addition, you will get to downtown in ten minutes; downtown Rochester dons some fabulous boutique shops in the Kahler subway and great restaurants.

Q. How far a drive from the Mayo Clinic?
A. From your front door to the Mayo Clinic is a 13 minute drive.
Q. Private well and septic or city services?
A. There is a shared well throughout the neighborhood. The septic system in The Village and The Forest areas are provided through the homeowners association; The Prairie lot owners have private septic systems and are responsible for their own system. City services include cable, electric and natural gas. Per request, we will provide you with information on all utility services.
Q. What do you mean by “The Prairie”, “The Forest” and “The Village”?
A. Within Mayo Woodlands, there are three distinct neighborhoods with differing styles of homesites. The Prairie area has the largest homesites, ranging in size from two to four acres; The Forest has wooded lots varying in size from roughly a half-acre to 2-1/2 acres; and, The Village homesites are all about a half-acre.

Q. What is the range of lot prices?
A. In The Prairie, lot prices range from $145,000 to $325,000 while the majority are $198,000; In The Forest, prices range broadly from $90,000 to $195,000; and, in The Village, lots are either $90,000 or $95,000. Q. I’ve heard Mayo Woodlands called a “conservation neighborhood”. What is meant by that?
A. In this 470-acre neighborhood, 210 acres of the Mayo Woods are entirely preserved with no construction other than wood-chip trails, and another 35 acres are preserved as open space, held in common ownership by the Homeowner Association, and restored to grasslands and prairie. In total, a full 52% of the site is left undisturbed as open space accessible in-perpetuity by the residents of Mayo Woodlands.
In the mature hardwood forest and river bottom of the Mayo Woods, breeding populations of turkey, whitetail deer, great blue herons, kingfishers and many other wildlife species have been found. And the open fields and prairie provide habitat for declining populations of grassland birds and other wildlife.
Residents are encouraged to incorporate natural landscaping on their properties, including rain gardens to capture stormwater runoff, and bird/butterfly gardens for habitat improvement.
Q. Do you have town homes or condominiums?
A. No, the entire neighborhood is comprised of single family homesites.
